In the context of Iskandar Malaysia, the development key direction for Johor Bahru City is to create a new business district for Johor Bahru that will enhance the physical, economic and social environment of the city centre. Development of City Centre Shopping will transform the Johor Bahru City Centre landscape and branding into a landmark destination.
As one of the key players in Johor Bahru City Centre, Damansara Assets Sdn Bhd as owner is committed to support the transformation plan by revitalizing its prominent building in Johor Bahru city centre. The redevelopment project of Kompleks Tun Abdul Razak (KOMTAR) is identified in the corridor and city transformation programme, under Tourism EPP and City Rejuvenation and Revitalisation. The KOMTAR development is now known as JBCC. The new name was launched by the Chif Minister of Johor on 4 June 2013. JBCC is a mixed-use development situated in the centre of Johor Bahru, comprises construction of a new retail podium (KOMTAR shopping mall), an office tower (Menara JLand), a hotel tower and refurbishment of the existing office tower (Menara KOMTAR). The property is freehold with beneficial ownership resting with Damansara Assets Sdn Bhd (DASB), a wholly-owned subsidiary of The Johor Corporation (JCorp). KOMTAR shopping mall is an integral part of the JBCC development. As immediate economic catalyst, the mall will be redeveloped into international standing shopping destinations. The mall’s geographic position in the heart of Johor Bahru, adjacent to both CIQ and its main competitor, City Square Mall, allow it to draw on a wide range of locals, day-trippers from Singapore (both Singaporean and tourists) and other longer-stay international tourists. In addition, the proximity of the Mall to the transport hub of JB Sentral, which offers a wide range of both bus and train links, allows it to further capitalize on potential visitors from outside its identified catchment. In order to enhance its connectivity to the surroundings development, JBCC includes development of elevated pedestrian link bridges which respectively connect to JB Sentral/CIQ (bangunan Sultan Iskanadar), PERSADA International Convention Centre, Puteri Pacific Hotel and Galleria @Kotaraya. The Mall will accommodate approximately variety specialty stores from local to international brands catering for its target market and be anchored by one of the leading regional department store operators, Metrojaya. The Mall will also be anchored by an Angry Birds Indoor Activity Park, Souq bazaar, international food court etc. The Angry Birds Activity Park serves as a potential catalyst to draw customer traffic to KOMTAR. It is anticipated that the Park will in time develop a following that will generate an impact similar to the precedents such as Aquaria and Petrosains at KLCC, Berjaya Times Square Indoor Theme Park and the Sunway Pyramid Ice Skating Rink. The Angry Birds Activity Park shall contribute to the retail mix of the Mall becoming a tourism draw for Johor Bahru City Centre. JBCC development is expected to draw both local and foreign investment, provide approximately 6000 job opportunities and thus contributing to Johor economic development.
